Our process

How we clean hard floors

A low-moisture method built for wood, laminate, and luxury vinyl, not the steam or flooding used on tile and carpet.

STEP 1

Dry pass and inspect

We dust-mop or soft-vacuum the floor first to pull up grit and debris, which grind like sandpaper if left in place. Then we check the floor type and run a test spot in an out-of-the-way area to make sure the finish is sound and the floor responds well before we clean the rest.

STEP 2

Floor-safe solution

We apply a pH-neutral cleaner made for hard floors. No vinegar, no harsh degreasers, nothing that dulls or strips a finish over time.

STEP 3

Controlled agitation

A soft rotary brush or pad works the solution into the grain and the finish to break up film and ground-in soil. Edges, corners, and stairs are done by hand.

STEP 4

Lift and condition

We pick up the loosened soil with the moisture held low, so little water is left behind, then condition the finish to even out the look. Air movement helps it dry quickly.

Related surfaces, each handled a little differently based on how much moisture it can take.

Solid hardwood

Real solid wood with a standard surface finish. It is the most moisture-sensitive floor we clean, so we keep the water low and the floor dries fast. We do not clean hardwood with a wax or oil finish.

Engineered wood

A real wood veneer over a plywood core. The veneer is thin, so it gets the same low-moisture care as solid hardwood and stays away from standing water.

Laminate

A printed wood-look layer over a fiberboard core. The core swells if water reaches it, so laminate is cleaned damp and never wet, with attention to the seams.

Luxury vinyl, vinyl, and linoleum

LVP, sheet vinyl, and linoleum take moisture better than wood or laminate, but seams and edges can still let water reach the subfloor, so the method stays controlled.

High-traffic areas

Hallways, entries, and kitchen paths hold the most ground-in grit and dulling. These get extra passes and hand work along the edges.

Hardwood, engineered wood, and laminate can warp, cup, or swell when they get too wet. That is why we keep the moisture controlled and pull it back as we clean, so these floors are never left standing in water.

Cleaning, not refinishing

We clean and condition the floor and its existing finish. We do not sand, refinish, strip, or recoat. If the finish itself is worn through or the wood is damaged, that is refinishing work, which is a separate job we do not take on.

They came out within days, and were there first thing so the carpets were dry for out late-night arrival, and even got my late father-in-law's pug's pee smell out and got the carpets super clean. Ray and Thomas were very professional and worked very hard on cleaning my carpets which were in terrible shape from wear and animal damage. I realize that they had to do extra steps and treatments to my carpets, but to jump from a price of $168.00 to $655.00 is huge. I had to get the carpets cleaned,  and was in no position to get other prices at that time and was forced to go with it. I don't know if others have had the same experience with them or it was just because my carpets were so bad, and I would have got similar prices from other companies.

 Trustindex verifies that the original source of the review is Google. i am so happy with the results of steam brite i actually almost started crying when i walked in after they were done. the previous owners of my new place let their dog pee on the floors and the smell was absolutely horrible and so pungent. steam brite came out so quickly to help us while moving and they were so understanding of the mess, the smell, the situation, etc. the new smell was so fresh and clean i could smell it just in the apartment complex. thank you guys for doing an absolute amazing job, i will %100 be using steam brite for more uses in the future.

Hardwood, laminate, and LVP questions

Is steam or wet mopping safe for these floors?

The thing to avoid on these floors is a home steam mop or wet mopping, which leaves heat and standing water sitting on the surface long enough to warp boards, cloud the finish, and seep into laminate and engineered seams. Our cleaning works differently. We control the moisture and pull it back as we go, so the floor is cleaned and then left only lightly damp, never soaked. We keep it lowest on solid hardwood, and on LVP, vinyl, and linoleum, which take water better, we still control it because seams can let water reach the subfloor.

Do you sand, refinish, or recoat floors?

No. We clean and condition the floor and its existing finish. Sanding, refinishing, and recoating are separate jobs that rebuild the finish itself, and we do not offer them. If your finish is worn through, a refinishing contractor is the right call.

What if my hardwood is waxed or has an older finish?

We do not clean solid hardwood that has a wax or oil finish, and we will tell you that up front. Here is why it matters: many retail floor cleaners and restorers sold for wood floors leave a wax or oil coating behind. That coating does not hold up to professional cleaning. It can smear, haze, or lift unevenly, and working through it risks damaging the floor. So when we find a waxed or oiled finish on real hardwood, we walk from the job rather than put your floor at risk. If you are not sure what finish you have, we can take a look and tell you honestly. Floors with a modern surface seal are not affected by this.

Will cleaning restore the shine on a dull floor?

If the floor is dull from built-up film and grime, cleaning and conditioning usually bring back a good amount of the natural luster. If the dullness comes from a finish that is worn or scratched through, no cleaning will fix that, because the shine lives in the finish, and restoring that finish is a refinishing job.

How often should these floors be professionally cleaned?

It depends on traffic, pets, and whether shoes come off at the door. Many homes do well with a professional clean every 6 to 12 months. Busy households and high-traffic paths land on the shorter end of that range.

How long until I can walk on the floor?

Because the method is low-moisture, floors are usually walkable a short time after we finish. Full dry time depends on airflow and humidity, and we will give you a clearer estimate for your floor on the day.

Are the seams on laminate and LVP a problem?

They can be if a floor is cleaned wet. Water that sits on a seam can creep into a laminate core or down to the subfloor under LVP. Keeping the moisture low and not letting water pool is exactly why we clean these floors the way we do.

Can you clean engineered wood the same as solid hardwood?

Yes, with extra care. Engineered wood has a thin real-wood veneer over a core, so it is more moisture-sensitive than solid hardwood. We treat it like hardwood and keep the water even lower. If you want a quote, request a quote and tell us the floor type.
