Our process
How we clean hard floors
A low-moisture method built for wood, laminate, and luxury vinyl, not the steam or flooding used on tile and carpet.
STEP 1
Dry pass and inspect
We dust-mop or soft-vacuum the floor first to pull up grit and debris, which grind like sandpaper if left in place. Then we check the floor type and run a test spot in an out-of-the-way area to make sure the finish is sound and the floor responds well before we clean the rest.
STEP 2
Floor-safe solution
We apply a pH-neutral cleaner made for hard floors. No vinegar, no harsh degreasers, nothing that dulls or strips a finish over time.
STEP 3
Controlled agitation
A soft rotary brush or pad works the solution into the grain and the finish to break up film and ground-in soil. Edges, corners, and stairs are done by hand.
STEP 4
Lift and condition
We pick up the loosened soil with the moisture held low, so little water is left behind, then condition the finish to even out the look. Air movement helps it dry quickly.

Solid hardwood
Real solid wood with a standard surface finish. It is the most moisture-sensitive floor we clean, so we keep the water low and the floor dries fast. We do not clean hardwood with a wax or oil finish.
Engineered wood
A real wood veneer over a plywood core. The veneer is thin, so it gets the same low-moisture care as solid hardwood and stays away from standing water.
Laminate
A printed wood-look layer over a fiberboard core. The core swells if water reaches it, so laminate is cleaned damp and never wet, with attention to the seams.
Luxury vinyl, vinyl, and linoleum
LVP, sheet vinyl, and linoleum take moisture better than wood or laminate, but seams and edges can still let water reach the subfloor, so the method stays controlled.
High-traffic areas
Hallways, entries, and kitchen paths hold the most ground-in grit and dulling. These get extra passes and hand work along the edges.

Hardwood, engineered wood, and laminate can warp, cup, or swell when they get too wet. That is why we keep the moisture controlled and pull it back as we clean, so these floors are never left standing in water.
Cleaning, not refinishing
We clean and condition the floor and its existing finish. We do not sand, refinish, strip, or recoat. If the finish itself is worn through or the wood is damaged, that is refinishing work, which is a separate job we do not take on.
Priced by the area
Pricing starts with a base service that covers the first 160 square feet, then steps down per square foot as the area grows. Hardwood and the LVP, laminate, and linoleum group are quoted on separate rates. You get the full number before we start.
